How to Choose AC Capacity for a Room in Abu Dhabi

For a typical room in Abu Dhabi, a common starting point is about 1 ton (12,000 BTU/h) of cooling for every 10 to 12 square metres of floor area. Rooms with strong sun, a top-floor roof, big windows or many people need more, so treat this as a guide and confirm the final size with a heat load calculation before you buy.

Why AC capacity matters

If the unit is too small, it runs non-stop in summer and the room never feels cool. If it is too big, it switches on and off often, removes less humidity and can leave the room feeling cold and damp. Choosing the right capacity helps comfort, power use and the life of the unit.

Units you will see: tons, BTU and kW

  • 1 ton (TR) = 12,000 BTU/h ≈ 3.5 kW of cooling.
  • Wall split units in the UAE are usually sold as 1, 1.5, 2, 2.5 and 3 ton.
  • Check the cooling capacity on the brochure or nameplate, not the power input. They are different numbers.

Quick size guide for one room

This table is a rough guide for a normal room with standard ceiling height (about 3 m), average windows and 2 to 3 people.

Room floor areaExample roomStarting capacity
Up to 12 m²Small bedroom, 3 × 4 m1 ton (12,000 BTU/h)

18 – 24 m²Living room, 4 × 6 m2 ton (24,000 BTU/h)
24 – 30 m²Large living room or small office2.5 ton (30,000 BTU/h)

Things that increase the size you need

  • Sun and orientation: west- and south-facing rooms get much hotter in the afternoon.
  • Top floor or roof: heat comes through the roof slab all day.
  • Large glass areas: windows and glass doors add a lot of heat.
  • High ceilings: more air volume to cool.
  • People and equipment: a majlis with many guests, a kitchen, or an office full of computers needs extra capacity.
  • Poor insulation or leaky doors: hot outside air keeps coming in.

Before you buy: a simple checklist

  1. Measure the room length and width and multiply to get m².
  2. Note the ceiling height, window size and which way the room faces.
  3. Count how many people normally use the room.
  4. For villas, offices, shops and warehouses, ask your MEP consultant or technician for a heat load calculation.
  5. If you are replacing an old unit, take a photo of its nameplate so the new unit or spare part matches.
  6. Send these details to your supplier and compare capacity, brand and type (split, ducted, cassette, free-standing).

Which AC type for which space?

Single bedrooms and small offices usually use wall split units. Large majlis rooms often use free-standing units. Villas and offices with false ceilings often use ducted splits or cassettes. Bigger buildings may use VRF or chilled water systems. You can read more about the equipment we supply on our HVAC trader in Abu Dhabi page.

Aircruz is a trading company. We sell and supply AC units and spare parts from Carrier, York, Daikin, O General, LG, Danfoss and FlowCon. We do not install or service units, so please use a qualified technician for installation. When you have your room sizes or load calculation, request a quote and we will suggest suitable models.

Frequently asked questions

How many tons of AC do I need for a 12 m² room?

For a normal 12 m² room in Abu Dhabi, 1 ton (12,000 BTU/h) is a common starting point. If the room is on the top floor or gets strong afternoon sun, 1.5 ton may be needed.

Is a bigger AC always better?

No. An oversized unit cycles on and off often, removes less humidity and can feel damp. Choose the capacity that matches the room’s heat load.

How do I convert tons to BTU?

Multiply by 12,000. For example, 1.5 ton = 18,000 BTU/h and 2 ton = 24,000 BTU/h. One ton is about 3.5 kW of cooling.

Who should do the heat load calculation?

An MEP consultant, HVAC engineer or qualified technician. Aircruz supplies the units and parts; we can suggest models once you share the required capacity.
